But not all PGs are built equally, and the difference between a safe, supportive environment and a distressing one can come down to a handful of details that are easy to overlook when you're excited about moving.

  • Main gate security: Is the gate always locked? Who controls access — a guard, keycard, biometric reader or a simple padlock?
  • Biometric or keycard entry: Biometric is the gold standard. It means only registered residents can enter the building — no unauthorised duplicates of physical keys.
  • Room door locks: Are individual room doors equipped with proper deadbolt locks? Test them yourself during the visit.
  • Lighting: Are all stairwells, corridors and the entrance well-lit at night? Visit in the evening if you can to check this yourself.
  • Neighbourhood safety: Walk the street outside. Is it busy and well-lit? Is it close to a main road, police station or public transport?

2. The Warden — Your Most Important Safety Contact

A live-in female warden changes everything. She is your on-site emergency contact, your first line of response if something goes wrong, and a deterrent in herself. Here is what to check:

3. Visitor Policy — Know Exactly Who Can Enter

One of the clearest indicators of a PG's safety culture is its visitor policy. A PG that takes security seriously will have a very specific, consistently enforced policy. Look for:

  • Defined visiting hours: Visitors should only be permitted during fixed hours — typically 10 AM to 8 PM.
  • ID registration at the gate: All visitors should register with valid government ID. If guests simply walk in unchecked, that's a problem.
  • No overnight guests policy: A women-only PG should never allow overnight visitors of any gender.
  • Male visitor policy: In a women-only PG, male visitors (fathers, brothers) should only be permitted in common areas during visiting hours — never in residential floors.

4. Documentation — What to Verify Before Signing

Before you pay any deposit or sign any agreement, request and review the following documents. A legitimate PG will provide all of these without hesitation.

  • Written rental agreement: Should clearly state the monthly rent, deposit amount, notice period, what's included and the rules of the property.
  • Deposit receipt: Any deposit paid must be documented in writing with the refund conditions clearly stated.
  • Property ownership or lease proof: Ask whether the owner actually owns the property or is subletting. Subletting situations can lead to sudden evictions.
  • Emergency contact list: A well-run PG will have a list of emergency contacts — nearest hospital, police station and the warden's personal number — posted visibly.
  • Guest registration log: Ask to see how visitors are logged. If there's no system at all, that tells you something important.

5. Red Flags — Walk Away From These

Some things should be deal-breakers, regardless of how good the price, location or photos seem. If you encounter any of the following, trust your instincts and look elsewhere:

If possible, speak briefly with women who already live there — not in front of management. Their candid feedback is the most reliable signal you will get. Ask:

  • Do you feel safe here at night?
  • Have you ever had a security concern and how was it handled?
  • Is the warden reachable in an emergency?
  • Are there any rules that weren't made clear to you before moving in?
  • Would you recommend this PG to a friend?

A happy, safe community of residents is the clearest sign that a PG is genuinely well-run. Trust what you see and hear more than what you read online.
